Griffin Lofts is a new affordable and supportive housing community in Lakeland, Florida, developed through a partnership between Green Mills Group and Carrfour Supportive Housing.

The development provides 60 multifamily rental apartments designed to serve low-income households and individuals with additional housing and supportive-service needs.

Thirty apartments are reserved for formerly homeless households or adults with a disabling condition and include supportive services. The remaining units provide affordable housing for low-income households.

The project achieved NGBS Green Certification at the Silver level, demonstrating a commitment to sustainable building practices alongside its affordable housing mission.

Affordable and supportive housing developments must respond to more than the need for a place to live.

Projects serving vulnerable populations must balance affordability with quality, comfort, accessibility, operational considerations, and the ability to provide residents with services and opportunities that support long-term stability.

Griffin Lofts was conceived to address these needs by combining affordable housing with supportive services and community-oriented amenities.

Sustainability provided another important layer: creating a development that incorporates responsible building practices while supporting the long-term needs of residents.

Community Development Reimagined provided sustainability consulting and led the project's NGBS Green Certification process. CDR supported the project team in navigating NGBS requirements and integrating sustainable strategies into the development process.

As the project's sustainability consultant, CDR coordinated certification-related requirements and documentation while working with the project team to support the project's sustainability and certification goals.

The project ultimately achieved NGBS Green Certification at the Silver level.

Griffin Lofts demonstrates how sustainability can work alongside a broader resident-focused approach.

The development was designed as a fully amenitized community, with supportive services integrated into the project to help residents navigate education, training, and employment opportunities.

An on-site Carrfour Employment and Training Coordinator supports residents in accessing educational, training, and employment resources. This approach reinforces an important principle of sustainable community development: long-term impact depends not only on how efficiently a building operates, but also on how effectively it serves the people who live there.

Griffin Lofts provides a combination of affordable and supportive housing. Half of the apartments are reserved for formerly homeless households or adults with disabling conditions and include supportive services. The remaining homes provide affordable housing for low-income households.

The project also received significant public and mission-driven financing, including support through Florida Housing Finance Corporation and Florida Community Loan Fund. By combining housing affordability, supportive services, and sustainable building practices, Griffin Lofts addresses multiple dimensions of community well-being.

Griffin Lofts delivered 60 affordable and supportive rental homes in Lakeland and achieved NGBS Green Certification at the Silver level.
